What Are the 6 Most Common Spring Roofing Problems for Commercial Buildings in Minnesota?

Spring in Minnesota brings not just warmer temperatures, but a host of seasonal roofing challenges – especially for commercial buildings in Fergus Falls, Alexandria, Brainerd, Park Rapids, and Detroit Lakes. Business owners often face issues caused by winter remnants like clogged gutters, weakened materials, and pest intrusions. Knowing the specific threats that arise in spring, and acting early, can prevent costly damage. Below are six roofing issues you’re most likely to face and what you should do about them.

Are Your Commercial Gutters Ready to Handle Spring Rainfall?

One of the most significant concerns in the spring is the functionality of your building’s gutter system. Throughout the winter, gutters can become clogged with debris, leaves, and sometimes, ice dams, resulting in improper drainage. Without regular cleaning and inspection, clogged gutters can lead to water accumulation on the roof, potentially causing extensive water damage and leaks. For businesses in the greater Minnesota area, it’s advisable to schedule gutter maintenance as part of your spring roofing care routine.

Why Do Commercial Roofs Start Leaking More Often in Spring?

A leaky roof can quickly become a property owner’s nightmare, especially with the unpredictable spring weather in Minnesota. Leaks often result from clogged gutters but can also arise from pre-existing vulnerabilities in the roof exacerbated by winter’s harsh conditions. Regular inspections for signs of water damage inside your property, such as water stains, mold, or damp spots, are essential. Promptly addressing these issues will prevent further damage to the structure of your building.

How Does Melting Snow Reveal Hidden Damage on Flat Roofs?

As the snow and ice accumulated over the winter begin to melt, it’s not uncommon for commercial roofs, particularly flat roofs common in commercial properties, to experience issues. This melting process can reveal damage such as cracks, punctures, or degrading seams in the roofing material. These vulnerabilities are particularly concerning for buildings in Minnesota’s Lakes Country, where snowfall can be significant.

Could Pests Be Targeting Your Commercial Roof This Spring?

Spring is also a time when pests begin to emerge and look for new homes. Commercial roofs can offer enticing nesting spots for birds, rodents, and insects if there are any points of entry. These pests not only cause direct damage to roofing materials but can also lead to secondary issues, such as blocked drainage systems. It’s crucial to inspect your roof for any potential entry points and address them promptly to avoid infestations.

Is Your Roof’s Flashing Failing After the Freeze-Thaw Cycle?

Flashing, which seals edges and prevents water from seeping into the roof, can deteriorate over time. The freeze-thaw cycles of a Minnesota winter can exacerbate this deterioration, leading to leaks and other water damage come spring. An inspection to check for loosening or damaged flashing can save a great deal of trouble and expense in repairs down the line.

How Does UV Radiation Deteriorate Roofing Materials in Spring?

As the days grow longer and the sun becomes more intense during the spring and summer, UV radiation can accelerate the deterioration of roofing materials. This is particularly true for older roofs where the protective coatings may have worn away. Regularly scheduled roofing assessments help identify areas where UV damage might compromise the integrity of your commercial roof.

We needed new gutters on the property we purchased in Ottertail County. Matt was very responsive and got us some gutters that matched very well with the existing exterior colors. The gutters are great quality and a reasonable price for installation. Looking forward to using them for more roofing needs in the future!

Lakes Country Roofing installed a new roof for us in September of 2025. The initial interview was thorough, all options considered and questions answered. The crew was efficient, hard working and friendly. And the cleanup was amazing...we have flowers and plants surrounding our entire house, and everything looked the same when they were done. Would highly recommend Matt and his crew!

A beautiful new roof in one day. Matt explained the full process and answered all my questions. The job was supervised, and a follow-up after the work to see the work was to my expectations. They did have to replace some sheets of plywood. This cost was explained to me before the work and was reasonable. My landscaping was covered, and the clean-up after was very thorough. I would gladly do business with this company again. I will post some during and after pictures.
